  7. Selling A House Privately?...

Selling A House Privately? Here’s What You Need To Know

When you sell a house privately, you do so without the assistance of an estate agent. Although it’s not always simple, doing this can save you thousands of pounds in estate agent expenses.

If the market is strong, there are many interested buyers and quick house sales, or if you already know someone who wants to buy your house, selling your home privately may be a fantastic idea.  However, most people are unsure of private sales.  Here at Cash Home we can buy your house for cash and take all of this uncertainty away!

However, a private house sale will require far more work because you won’t have an agent to market your home, set up viewings, or move the process along after a deal has been struck.  Using a property cash buyer firm such as Cash Home can be the best of both worlds as we take away much of the stress and hassle of selling your home privately or through an estate agent.

Marketing Your Home

If you are not using the services of an estate agent to sell your property, then you will need to think carefully about where you are going to market and advertise your home. You could advertise locally in a newspaper or free ads and you might want to put up your own for-sale board. Be aware that private for-sale signs need to comply with the same legal requirements as those of estate agents.  You could also advertise online, using sites such as Facebook, Gumtree, or local forums. Here at Cash Home, we do all of this work for you so that you can sell your home quickly to us for an agreed cash amount that all parties are satisfied with.

Legalities

When selling a home privately, you will still need the services of a solicitor or conveyancer to complete all of the required legal processes for you.  You are expected to provide: an energy performance certificate (EPC); freehold or leasehold documents; your property’s title deeds; a TA6 property information form (concerning boundaries, building work, parking, etc at your property); a T10 fittings and contents form (this contains specific details linked to what is included in the sale) and proof of your identity- for example a utility bill along with photo ID. Again, we can advise you of this if you sell to us at Cash Home.

Extra Ideas To Consider

To help ensure a successful sale of your property, you may wish to prepare a floor plan for your house. You can hire someone to do this for you digitally, or you can make one yourself using a floorplan app.   You could include a room-by-room guide to your house talking any prospective buyers through your property to help them envisage it prior to viewing.  You should also include some interior and exterior photographs of your property. If you have a decent quality camera then you could do this yourself.  Otherwise, you may wish to hire someone to help you.  If you are selling directly to us at Cash Home, then you don’t need to think about any of these requirements as we take care of it all for you!

Presenting Your Home

Not only should your property be clean and tidy to appeal to potential buyers, but you also need to help them to imagine what it would be like to live in it. If you have any unusual features or really niche furnishings, you want to make your property more neutral during the selling process to appeal to a wider audience. Another way to entice buyers is to maximise the potential of the house.  For example, if you are using a bedroom as an office, but can fit a spare bed in, then consider putting one in it to showcase the room’s different uses. We have a brilliant team who can advise you about this.
