How Much Will it Cost to Sell My Inherited Property?

Without including the legal and probate costs, the process of selling an inherited property could cost you several £1,000s. Some of the one-off costs involve the likes of:

  • House clearance, which could cost at least £100 and even more depending on the value and type of belongings and furniture you are having learned. 
  • If the property does not have an EPC (Energy Performance Certificate), you will need to invest in one, which normally costs around £50.

Ongoing costs include those related to the upkeep and maintenance of the property, like:

  • Insurance
  • Gardening 
  • Council tax

These are paid periodically and as long as the property is still up for sale or unsold, you will still be expected to foot the bill.

If you go down the route of using an estate agent, you will need to a commission to the auctioneer or estate agent who closed the sale that is normally calculated at about 2% plus VAT of the final property sale price, with a further £1,000 for conveyancing and legal fees.
